Dubai’s off-plan residential market started 2026 on a strong footing, recording AED 25.98 billion in sales across 10,623 transactions, representing a 45% year-on-year increase. Activity was firmly led by apartments, reinforcing their position as the preferred entry point for both investors and end-users.

Apartments accounted for 84% of all off-plan transactions, generating AED 19.52 billion in sales value. Transaction volumes rose 37% year-on-year, supported by accessible price points and sustained demand within master-planned communities.

The villa and townhouse segment, while limited in supply, delivered notable growth in value terms. Combined sales reached AED 6.45 billion, up 124% compared to January 2025, highlighting continued demand for larger homes despite scarce new inventory. Off-plan villa transfers remained minimal, underscoring the structural undersupply in Dubai’s villa market.

Developer activity was led by Emaar and DAMAC, each recording approximately AED 4.2 billion in sales, followed by Meraas, Beyond, and Binghatti, reflecting investor preference for established developers with strong delivery track records.

Overall, Dubai’s off-plan market remains underpinned by strong fundamentals, with apartments driving liquidity and villas benefiting from sustained undersupply. As 2026 progresses, buyer focus is expected to remain on quality developments, trusted developers, and well-located communities.
