Dubai’s property market recorded 14,071 transactions worth AED 48.06B in April as momentum across the sector strengthened month-on-month. While residential demand remains active, the latest figures reveal a market becoming increasingly driven by strategic investment decisions, asset quality, and long-term value.

Commercial real estate delivered the strongest growth, with sales value rising 58% from March to AED 10.35B. Reinforcing Dubai’s reputation as a leading regional investment hub, attracting both local and international investors seeking stable, high-performing commercial assets.

Off-plan properties also remained a dominant force in the market, contributing AED 26.54B in sales value during April. Continued demand in this segment highlights strong buyer confidence in Dubai’s future developments, infrastructure growth, and long-term economic outlook. Developers continue to benefit from sustained investor appetite, particularly in master-planned communities and branded projects offering lifestyle-driven amenities.

Within the residential sector, villa and townhouse communities maintained strong pricing resilience, supported by ongoing demand from end-users seeking larger living spaces and established family communities. In contrast, apartment performance became more selective, with buyers placing greater emphasis on location, quality, and overall value proposition.

These trends suggest Dubai’s real estate market is entering a more disciplined phase. Rather than broad-based price growth, purchasing decisions are increasingly influenced by fundamentals such as community performance, developer reputation, and long-term investment potential. This shift reflects a maturing market where informed buyers are prioritising quality assets over speculative opportunities.

As Dubai continues to attract global capital and population growth remains strong, the outlook for the market remains positive, particularly for well-positioned developments and high-demand communities.
