Dubai’s property market entered a more measured phase during Q2 2026, recording 37,869 property sales transactions worth AED 109.16B. While activity moderated following several quarters of exceptionally strong performance, the market continues to demonstrate resilience, supported by stable pricing, sustained demand and strong long-term fundamentals.

Off-plan properties remained the dominant force, accounting for 70% of all transactions and 54% of total sales value. While transaction volumes eased compared to previous quarters, off-plan activity proved significantly more resilient than the secondary market, reflecting continued confidence in Dubai’s long-term growth, developer-led communities and future investment opportunities.

Within the residential market, transaction volumes declined across most established communities, however pricing remained comparatively resilient. Average sale prices increased in 16 of the 22 villa and townhouse communities tracked, while apartment values continued to strengthen in locations including JVC, Downtown Dubai, City Walk, JBR, The Greens and The Views. This highlights a market where demand continues to support quality assets despite lower transaction volumes.

The ready market is also becoming increasingly selective. Espace recorded a 44% year-on-year decline in new property listings, reflecting fewer completed homes returning to the market. Rather than signalling weaker demand, limited resale supply continues to support pricing across many established villa communities, while directing a greater share of buyers and investors towards off-plan developments offering new inventory and flexible payment plans.

Commercial real estate remained an important contributor to overall market performance, generating AED 24.25B in transaction value across 2,840 transactions during the quarter, reinforcing Dubai’s position as one of the world’s leading business and investment destinations.

Overall, Q2 reflects a market that is normalising rather than reversing. While transaction activity has become more measured, pricing remains supported, supply in established communities remains constrained, and demand continues to focus on quality assets, prime locations and long-term value.
