Dubai’s property market continued to show signs of moderation during Q3 2026, recording 36,617 sales transactions worth AED 91.88 billion. Transaction volumes declined by 3% quarter-on-quarter and 38% year-on-year, although performance varied considerably between the off-plan and secondary markets.
Off-plan activity continued to slow, with registered transaction volumes declining for a fourth consecutive quarter. Q3 recorded 24,464 off-plan transactions, down 9% compared with Q2 and 43% year-on-year. Despite this moderation, off-plan properties continued to account for 72% of residential transactions, highlighting their significant contribution to Dubai’s property market.
The secondary market demonstrated a different trend, with transaction volumes increasing by 15% quarter-on-quarter to 9,424 and sales value rising by 14% to AED 26.04 billion. The prime residential segment also recorded a quarterly improvement, with ready-property transactions above AED 20 million increasing by 6% compared with Q2.
Across established residential communities, villa and townhouse prices remained comparatively resilient. Average sale prices increased year-on-year in 14 of the 22 communities tracked, despite transaction volumes declining in 18. Apartment sales experienced greater pressure, with transaction volumes falling in 12 of the 13 communities reviewed and average prices softening across several locations.
Residential supply remains an important consideration. Dubai recorded 12,566 completed residential units during Q3, with apartments accounting for 69% of deliveries. A substantial pipeline of additional residential units is scheduled for completion over the coming years, although actual delivery timelines will influence when new supply enters the market.
The rental market also reflected changing conditions. Dubai recorded 171,038 residential rental contracts during Q3, an increase of 25% quarter-on-quarter. While apartment rental activity increased across most communities tracked, average annual rents declined in 12 of the 13 apartment communities reviewed.
Villa and townhouse rental performance was more balanced, with average annual rents increasing in 12 of the 22 communities.
Overall, Q3 2026 highlights an increasingly differentiated property market, where performance is becoming more dependent on location, property type and available supply. Understanding these differences remains important for buyers, sellers and investors assessing opportunities across Dubai.
