Dubai South: Is There Still Opportunity for Property Investors?

Do you need a property valuation?

SPEAK WITH US

Dubai South is becoming one of Dubai’s most significant areas for long-term property investment, driven by major infrastructure developments, expanding employment opportunities and growing residential demand.

Richard Agyemang, Senior Client Director at Espace Real Estate, recently joined Dubai Eye’s Property Pulse to discuss the area’s growth, property price appreciation and what lies ahead for investors.

What’s Driving Dubai South’s Property Market?

The AED 128 billion expansion of Al Maktoum International Airport is a major catalyst for Dubai South, but Richard highlighted that the area’s potential extends well beyond aviation.

The continued development of Expo City Dubai, Palm Jebel Ali and the commercial activity surrounding Jebel Ali Port are expected to bring more businesses, employment opportunities and residents into the area.

This demand has already influenced property prices. In Pulse Beachfront, for example, five-bedroom properties originally purchased off-plan for approximately AED 2 million are now reselling for more than AED 6 million.

Is There Still Value in Dubai South?

Despite significant price appreciation, Dubai South remains competitively priced compared with other established communities.

Richard highlighted average prices of approximately AED 1,200 to AED 1,300 per square foot in certain developments, with communities such as Emaar South offering golf course-facing villas and South Bay providing waterfront properties at comparatively accessible price points.

For buyers, this presents an opportunity to enter a developing market where several major infrastructure projects are still progressing.

What About Rental Demand?

Dubai South is also attracting residents looking for larger properties at more competitive rental prices.

While rental returns may take longer to mature, Richard expects demand to strengthen as businesses expand and employment opportunities increase across the surrounding area.

For investors, the opportunity is therefore more focused on long-term growth than immediate rental returns.

Looking Ahead

Dubai South’s future is being shaped by more than a single infrastructure project. The combination of airport expansion, commercial investment and new residential communities is creating the foundations for sustained demand.

While property prices have already risen considerably, Richard believes the full impact of these developments has yet to be reflected in the market.
